The Trust has adopted a New Tenancy Policy to ensure that:
the right type of tenancy is allocated to each tenant,
we provide the most appropriate type of accommodation for our tenants
under-occupation of properties can be addressed effectively.
certain groups of tenants can be moved from properties which are no longer suitable for their needs
tenants are encouraged to move to more suitable accommodation (when available) if their existing home becomes too big or their needs or circumstances change
tenancy fraud is identified and tackled.
The Policy sets out:
the types of tenancies that we grant,
the circumstances relevant to our granting and extending tenancies, and
the circumstances relevant to us not granting or extending tenancies
The Policy also describes the three different types of Tenancy Agreements that the Trust will be using:
Probationary (12 month) Tenancies (a form of Assured Shorthold tenancy). During this time the Trust cannot terminate the agreement unless any of the terms in the agreement are broken by the Tenant.
Fixed Term Assured Tenancies. The "Fixed Term" is usually 5 years and during this time the Trust cannot terminate the agreement unless any of the terms in the agreement are broken by the Tenant.
Periodic Assured Tenancies. The term “Periodic” means there is no end date and is, therefore, “for-life” unless any of the terms in the agreement are broken or the tenant terminate the agreement.
